Three Value-Adding Home Renovation Projects

It might be a popular thing to watch on television, but house flipping really can be a smart type of investment.  If you didn’t know, “house flipping” is a term used to describe the strategy of buying a house with the explicit intention of renovating it and selling it again in a very short amount of time.

Of course, not everyone wants to invest in real estate in this way but even if you are planning to sell your house in the future, renovation is a wise decision that you can make over the course of your time in your current home.

With that in mind, here are three basic types of home renovations that add value for quick sale or eventual sale in the future.

BATHROOM RENOVATION PROJECTS

We begin this list with Renovco bathroom renovations because they are the most difficult and usually cost the most, especially in terms of return on investment.  You see, the bathroom is often the smallest room in any house, yet it is the most complicated. Think about it: where else in your home will you have electrical outlets, lighting, plumbing, and plaster in such a confined space?  And we are not just talking single items here.  When it comes to plumbing you have the shower, the basin, and the toilet.

In terms of a bathroom renovation, then, you could opt to simply install a new basin or a new toilet. Or you could add some options to the shower. Perhaps you put in a new vanity and change the lighting.  You have lots of choices and each will add value in their own way.

KITCHEN RENOVATION PROJECTIONS

While the bathroom is the most complicated (and typically most expensive per square foot), the kitchen is typically the wisest investment.  You have even more options when it comes to a kitchen than you would with a bathroom.  Indeed, you can choose to replace or update the sink, refrigerator, freezer, or dishwasher. In addition to the appliances, though, you can replace the countertops, cabinets, flooring, lighting fixtures, paint, hardware, and more.

CURB APPEAL

Finally, one thing to think about if you are, in fact, trying to sell your home is curb appeal. This is a term used to describe the way your home looks from the curb, or from the street.  Curb appeal is important, particularly in terms of selling your home, because it encourages buyers to make an offer. You can up your curb appeal in many ways including replacing your front door or adding exquisite landscaping.
